Non-Urgent Repairs

Set procedures must be followed when dealing with urgent or non-urgent repairs. It is important for tenants to report all information about repairs in writing.

ALL NON-URGENT REPAIRS NEED TO BE NOTIFIED TO THE AGENT IN WRITING TO ADDRESS. TENANTS MUST NOT ATTEMPT TO FIX ANY PROPERTY REPAIRS.

Emergency Repairs

Should you have an emergency repair situation outside of normal business hours, keep calm as help is never far away.

We have a dedicated after-hours emergency line, we can be contacted on 0491 901 069. Please leave a detailed voice message and/or text message including the following details:

  • Your name
  • The property address
  • The best number to contact you on
  • Description of the urgent repair situation

Please Note: We do not answer incoming calls after hours, however, we do regularly monitor our messages, so we will respond to your emergency repair message in a reasonable time frame after you’ve reported the situation.

What is Considered an Emergency Repair?

The Act states emergency repairs are:

  • A burst water service or a serious water service leak
  • A blocked or broken lavatory system, or fittings
  • A serious roof leak
  • A gas leak
  • A dangerous electrical fault
  • Flooding or serious flood damage
  • Serious storm, fire, or impact damage
  • A failure or breakdown of the gas, electricity, or water supply to the premises
  • A failure or breakdown of an essential service or appliance on the premises for hot water, cooking, or heating
  • A fault or damage that makes the property unsafe or unsecure
  • A fault or damage likely to injure a person, damage property, or unduly inconvenience a tenant of the premises, or
  • A serious fault in any staircase, lift, or other common area which inhibits or unduly inconveniences residents in gaining access to, or using the premises

If your repair is not listed above in what The Act states is an emergency repair, then it is considered to be a maintenance request, which has to be put in writing to your property manager for their attention during business hours.

If you are broken into, please report it to the Police and obtain a Police Report number. Pass this on to your Property Manager as soon as possible.
